PROPERTIES - CHOOSING, SIGNING, PAYING
Choosing A Property :
All the properties on this website are built to order, off-plan. Some of the attached/terraced properties are available key-in-hand or after a few months, due to the nature of the construction.
You choose a plot, sign the contract and the building commences. The Europa Property Group send you regular reports with relevant photographs of the progress of your property and the site itself in order that you can see your personal investment developing along with the site's facilities.
Buying off-plan has several advantages in that, after the completion of the property (48 months for a larger detached villa) the price has risen by approximately 12.5% per annum and, sometimes more in the Murcia region, still being the most popular area for the British. It also means that you can pay over stages, interest-free.
These properties can be altered to suit your requirements : extra power points, larger plot (where available), swimming pool, grills, air conditioning, change the layout of the building, choice of tiles, etc. so that when you take possession this work is already finished.
Your contract will indicate the time to build the property but bear in mind this can be affected by adverse weather conditions (something not now uncommon in Spain) and other factors beyond the developers' control.
Most homes are finished on time and there is a moving-in department to ensure that any snags are fixed. Personnel from The Europa Property Group will check you home to ensure everything is in order and look to minimising your moving-in time.
Signing :
We can reserve your chosen property for 3 days, without obligation, so that, in the meantime, you can look at the other sites just in case you prefer a similar model in a different location.
When you are happy and wish to continue, you sign the contract and choose any finishes such as bathroom tiles, etc. where optional.
You can, at the same time order any additional items or make any allowable alterations for the property.
The contract is explained to you fully and will include details of your payment terms including the IVA.
Making Payments :
The payment schedule is specified in your contact indicating dates and amounts including VAT/IVA.
Normally, the schedule is :
10% on signing the contract to purchase
40% after 4 - 6 weeks
25% after 1 year
25% on completion and receiving the keys
Please note that payment terms will depend on the property purchased, for instance, a terraced property will be available during a much shorter time and, therefore, the payment period will be tighter.
Mortgages can be arranged for 50% of the property and usually more, as once completed, the value has risen.
You should add 10% to the purchase price indicated on this website for VAT/IVA, water and electricity connections (please note that, intially these services are provided by the developer and are free), obtaining your deeds and other expenses.
